Abu Dhabi Launches US$27 Billion Marsa Al Saadiyat Waterfront Development

Abu Dhabi has unveiled plans for Marsa Al Saadiyat, a AED100 billion (US$27 billion) mixed-use waterfront destination on Saadiyat Island, developed in partnership with Aldar.

Spanning 6.4 million square metres, the project will include residential neighbourhoods, parks, schools, healthcare facilities, community clubhouses, and an 8km waterfront featuring beaches, walking trails and cycling paths. The development will also be home to Abu Dhabi’s largest marina, with capacity for up to 350 berths for yachts and sailing boats.

Designed to accommodate more than 58,000 residents, Marsa Al Saadiyat will offer a mix of villas, mansions, apartments and branded residences. Residential sales are scheduled to begin in the second half of 2026, while infrastructure works are already underway.

The destination will be connected to the wider city through new road and tunnel links, a pedestrian bridge to the Saadiyat Cultural District, and a planned Etihad Rail station.

His Excellency Mohamed Khalifa Al Mubarak, Chairman of the Department of Culture and Tourism – Abu Dhabi and Chairman of Aldar, said the project represents the final phase of the Saadiyat Island masterplan and marks the island’s “most ambitious chapter yet.”

The announcement follows a series of major infrastructure and tourism investments in the emirate, including the recently announced Sphere Abu Dhabi, set to open on Yas Island in 2029.
